To ensure fair treatment of all applicants, construction costs will be determined by the Zoning Administrator using a standard estimating service that is updated annually. Definitions of affordable, major, and simple appear on the back of this fee schedule.

 

Zoning permit fees are different for permits issued after a change of use or construction. If no formal notice of violation has been issued as a result of the failure to obtain a permit, the fee shall be 1.5 times what is shown above. If a formal notice of violation has been issued, the fee shall be 2 times what is shown above.

 

Impact Fees – These fees are assessed at the time a zoning permit is issued. They change on October 1 each year. These are the October 1, 2005 fees.

Fee Schedule Definitions

Affordable applies ONLY to a residential unit that meets the town’s current definition of that term, as demonstrated by its acceptance as affordable during subdivision review. This includes an initial cost that changes annually and a guarantee that the unit will be perpetually affordable.

The terms “major” and “simple” apply to applications for site plans and applications for zoning permits. They are used to determine application fees and, in some cases, how your application will be reviewed. Major means all developments that are not “simple.” Your project is simple if you answer “yes” to all of the following questions.

This project is NOT a new structure or use, or a sign. It is an accessory structure, an addition, or a site improvement. ‘New’ includes replacement structures.

 

 

This project will NOT increase building height by more than one foot.

 

 

If it is an accessory structure or addition, this project will NOT include more 240 square feet. If it is a site improvement, this project will NOT include more than 600 square feet.

 

 

This project does NOT need an additional allocation of sewage treatment plant capacity. If you are adding a bedroom to a home, the answer is probably “no,” you probably do need an additional allocation.  

 

 

This project is NOT located within a watershed protection buffer or the Ridgeline/Wooded Slopes Overlay District.

 

 

This project is NOT required to submit a runoff and erosion control plan, as required by the interim stormwater regulations. This means there is no significant clearing, grading, or fill involved.

Examples of site improvements include fences, at-grade patios, sidewalks, driveways, parking spaces, stormwater management installations, free-standing light fixtures, flagpoles, and play structures.
